Welcome to This Month in Real Estate for September 2017. Here are just a few of the national real estate numbers we’re tracking for you right now. According to the National Association of Realtors, the number of projected home sales dipped to 5.4 million. And the national median home price for existing homes decreased to $258,300. That’s down 1.9% from last month and up 6.2% from this same time last year. Finally, according to Freddie Mac, the national average for a 30 year fixed-rate mortgage is down from last month to 3.86%.







The median home price decreased to $258,300 in July, which was down 1.9 percent from June and up 6.2 percent from July of last year. The median home price has increased by approximately $15,100 in the past year alone.




The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of approximately 5.44 million homes during the month of July. This was a decrease of 1.3 percent from June and an increase of 2.1 percent from July of last year.




There was a 4.2-month supply of housing inventory in July, which was flat from June. The total number of available homes for sale has decreased by 12.5 percent compared to July of last year.

Pull a comfy chair into a corner for an instant reading nook, or hang a hammock inside and layer with soft blankets.

The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. As home values continue to appreciate, more and more homeowners will be given the freedom to move.

The choices buyers have will continue to increase. Don’t wait until this other inventory comes to market before you decide to sell.

3. The Process Will Be Quicker
Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and much simpler as buyers know exactly what they can afford before home shopping. According to Ellie Mae’s latest Origination Insights Report, the time to close a loan has dropped to 43 days, after seeing a 12-month high of 48 days in January.

4. There Will Never Be a Better Time to Move Up
If your next move will be into a premium or luxury home, now is the time to move-up! The inventory of homes for sale at these higher price ranges has forced these markets into a buyer’s market. This means that if you are planning on selling a starter or trade-up home, your home will sell quickly AND you’ll be able to find a premium home to call your own!

Prices are projected to appreciate by 5.0% over the next year according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

The latest edition of CoreLogic’s Home Price Index shows that nationally, home prices have appreciated 6.7% over the last year and 0.9% month-over-month. The release of the report included this headline,

“National Home Prices Now 50% Above March 2011 Bottom”

Number of Buyers Putting Down Less Than 10% Hits 7-Year High



According to Black Knight Financial Service’s Mortgage Monitor Report, 1.5 million Americans have purchased a home with down payments under than 10% over the last 12 months. This is great news for buyers as this marks a 7-year high.


Many mortgage programs offered by agencies like Freddie Mac and Fannie Mae allow buyers to put down as low as 3% to purchase their dream homes. The strength of the housing market has aided buyers who used low-down-payment programs to buy. As a recent CNBC article points out,

“Defaults on recent low down payment loans, so far, are slow, but that is as much a factor of the good credit quality as it is the strength of the housing market. Home prices are rising incredibly fast, meaning those borrowers are gaining equity in their homes quickly.”

Low down payments aren’t just great for first-time homebuyers. These programs have allowed homeowners who want to capitalize on the equity they have in their homes to use the profit from their sale to pay off high-interest credit cards, fund education or even start a business.

According to a new Census Report, the Annual Survey of Entrepreneurs, home equity was used to start 7.3% of all businesses in the United States, which equates to over 284,000! The industries that saw the most growth from home equity are accommodation & food services, manufacturing and, retail trade.

A New “Sign” in the Neighborhood?


A New Sign?

There may be a new sign in the Dallas real estate market… “Reduced”. According to the Dallas Morning News and Redfin, reporting on the summer trends in the Dallas market, more than 14 % of homes for sale in the Dallas market have prices that have been reduced since being listed. According to the latest Market Condition Reports that we watch closely, the price appreciation rate is slowing in many areas.

What does that really mean? While we are still seeing price increases over last year, sellers are cutting prices to get their homes sold, and doing so quicker and more often. Continuing at this rate could mean that prices flatten out. The market in Dallas is still very strong, but many sellers may have gotten ahead of the market and will likely rethink their pricing as we move to a more balanced market.

Sales of pre-owned homes during the first 6 months of 2017 are up about 5% over the same period in 2016, and 2017 will be a good year for real estate in Dallas. But keep your eye on the market for possible changes ahead in 2018.

As September hurtles towards us, thousands of teenagers across Texas are frantically dashing to The Container Store and Target to stock up on college essentials. The shopping list can be a tad bit overwhelming, covering everything from basics like bedding to fun knick knacks that can make a bare bones dorm room feel like home.

If you’re not careful, that list can start to feel like a monster looming over the last days of summer. Don’t let that happen! Here are a few tricks that will help bring a dorm room together, plus save your money (and possibly your sanity).

Create a Comprehensive List (Include Prices!)

First things first: You have to figure out what you need. There are several helpful checklists online, and those can provide a great structure to start with. However, I’d recommend making your own list to feel truly on top of things. Not everyone needs the same things, and your dorm room might have different rules or requirements. Once you’ve created an exhaustive list, write down a ballpark price next to each item. This will help you formulate a budget and stick to it as you toss various items in your cart.

Pick a Color Scheme and Run With It

With so many adorable setups being advertised in every store, it’s difficult to decide exactly what design you want your dorm room to embody. Before you head to the store and pick out a bunch of items that don’t match at all, pick two to three colors and stick with them. Trust me, it’ll make picking out everything from shower caddies to throw pillows so much easier. Can’t choose what colors you want? Start by deciding on the bedding you like and take it from there.

Decide What to Put on the Back Burner

Believe it or not, you don’t have to show up to college with everything on your list checked off. In fact, it’s often a good idea to hold off on some things. Not sure how many posters you can fit on your wall? Don’t buy them all until you can measure the space. Wondering if others will try to fit a couch in their room? Don’t purchase one until you know if that’s what you want. Not only will holding off save you some return trips, but it will also keep you from breaking your budget.

Coordinate With Future Roommates

If you can, reach out to your new roomie and ask them a few questions. Who should bring the mini fridge? Does he/she already have a TV? The median home price increased to $263,800 in June, which was up 4.5 percent from May and up 6.8 percent from June of last year. The median home price has increased by approximately $16,200 in the past year alone.






The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of approximately 5.52 million homes during the month of June. This was an decrease of 1.8 percent from May and an increase of 0.7 percent from June of last year.






There was a 4.3-month supply of housing inventory in June, which was up 2.4 percent from May. The total number of available homes for sale decreased by 6.5 percent compared to June of last year.
