15 Trends You’re About to See Everywhere This Fall

Believe it or not, fall is just around the corner, and we’re already setting our sights on what home design and hues will be huge. So, we scoured stores and Pinterest and asked industry experts which trends they’re loving for next season—and which ones they wish would go away. Of course, remember to choose what you love, regardless of what might be in style. But as the weather shifts from summer to fall, it can be fun (and not to mention easy and cheap) to make a few changes to your house as well. Here’s what we predict will be super hot for fall and winter 2017.

Indigo-Blog-Fall-Trends-2017-1
IN: Dark Green

The leaves outside may be changing, but inside, things are going green—especially kitchen cabinets, like in this room designed by Erin Napier on HGTV’s Home Town. Combined with rich natural wood and leather and accented with brass and cream, the cozy color is a perfect fit for fall and winter.

Indigo-Blog-Fall-Trends-2017-2
IN: Relaxing Retreats

Feeling overwhelmed with your digital devices? This trend is for you. People on Pinterest are carving out cozy, more intimate areas in their homes to serve as tech-free sanctuaries. An obvious place to unplug? The bedroom. Surround your sleeping space with canopies or lace curtains hung from a faux wooden beam, as in this genius project by Love Grows Wild. Pull a comfy chair into a corner for an instant reading nook, or hang a hammock inside and layer with soft blankets.

dark green velvet chair
IN: Velvet

What could be more soothing than velvet? The fabric feels luxurious and welcoming for fall and winter, and when combined with rough natural textures (think reclaimed wood and woven baskets) and smooth metals and ceramics, it adds visual interest and tactile coziness to a room, contributing editor and stylist Heather Bullard tells CountryLiving.com. Don’t have the budget to spring for an upholstered chair like the one pictured? Add velvet pillows or a velvet throw instead.

baskets and woven textures in living room
IN: Woven Texture

Don’t underestimate the depth woven textiles and accents bring to a room—especially during cold-weather months. Hang baskets for a focal point on the wall, put plants in wicker stands, or swap out your light fixture for a basket pendant light. Again, off-set the rough texture with soft velvet or hand-knit wool throws and smooth metal side tables, mirrors, and ceramic accents, says Bullard.

blush shades of rose and pinks
IN: Blush

So long, millennial pink! Blush is back and better than ever. Decor inspired by Benjamin Moore’s “Tissue Pink” paint was all over High Point Market this year. And home accents in a range of shades, like this pretty pink pantry by deVOL, prove rosy hues are here to stay.

“I’m loving anything and everything in the color blush pink,” Dayna Isom Johnson, Etsy Trend Expert, tells CountryLiving.com. “From vintage glassware, to velvet pillows, to painted planters, everything looks great in blush.”

faux finishes in bathroom
IN: Faux Finishes

Due for an update but don’t have the funds? You don’t have to spend a fortune to make some improvements. Increased availability of faux finishes, from removable wallpaper and floor decals (pictured) to stick-on subway tiles, to the faux florals and wooden beams of Fixer Upper fame, have made it easier and cheaper than ever to make quick home improvements.

brass accents in living room
IN: Brass

Brass is the new copper, especially when incorporated into furniture in an overt way, says Anne White, personal styling manager at BHLDN + Home at Anthropologie. Take this sectional with a beautiful brass frame, for example.

cozy blue quilt winter comfort
IN: Quilts

Not into the chunky knit? Dying to ditch your duvet? This fall, we predict a return to an old classic. “I love quilts of all kinds and I feel they have, in recent years, been replaced by duvets,” Selke says. “Quilts offer a handmade, homey element to any bedroom—modern or traditional.”

dark paint
IN: Dark Paint

Forget farmhouse white and gray! This season, it’s all about drama. PPG Paints, Glidden Paints, and Olympic Paints & Stains all announced cozy shades of black as their 2018 Color of the Year—Black Flame (PPG1043-7), Deep Onyx (00NN 07/000), and Black Magic (OL116), respectively.

Not ready to go completely over to the dark side? Another deep color is also making a comeback: “Adding chocolate brown to your decor and is the best way to add some luxe—especially in the fall,” Audrey Margarite, the creative director of Bunny Williams Home, tells CountryLiving.com. “Swap out your lighter colored pillows and throws for this rich hue.”

interesting bedding
IN: Interesting Bedding

Strip off those plain white sheets and try something more exciting this season. “Nowadays we are seeing a lot more pattern being put together and even paired with interesting monograms,” Howard says. “I think as time passes this will become more and more prevalent.” Some of his favorite sources include Les Indiennes, Leontine Linens, Kerry Cassill, and John Robshaw. Beyond bedding, custom, upholstered headboards as statement pieces are having a major moment.

terracotta tile
IN: Terra Cotta Tile

Terra cotta tiles are back—and if you ask us, they never left. Incorporate the classic earthenware to add warmth and character to your home, as in this cozy farmhouse featured in new book New Romance.

statement ceilings
IN: Statement Ceilings

Heads up! You’ve heard of accent walls, but how about an accent ceiling? Whether textured wallpaper, tin or embossed foam ceiling tile, shiplap, wooden beams, or a bold paint color, homeowners are adding texture to the oft-overlooked “fifth wall”.

bone inlay accent pieces
IN: Bone Inlay

Furniture featuring fine, hand-cut, inlaid bone is the statement piece your home needs this fall. This beautiful Anthropologie dresser doubles as a work of art.

matt black home accessories
IN: Matte Black Home Accessories

In both the bathroom and the kitchen, look for matte black light fixtures and faucets, as in this design by Love Create Celebrate, and appliances (hello, super-cute KitchenAid!).

outdoor living
IN: Extending the Outdoor Season

“People want to stay outdoors longer and they’re looking for new ways to do just that as we approach the cooler months,” Fishburne says. “Start by investing in a deep seating patio set and complement it with a fire pit or outdoor heater for warmth. This is also a good time to update your planters, rugs, and throw pillows by transitioning to warmer fall colors and textures. Another small detail that goes a long way is adding a fall wreath. All of this plays into the theme of creating that cozy, calm, inviting space and home to help combat our crazy-busy lives.”

5 Reasons to Sell This Fall

Indigo-Skye-Group-5-Reasons-to-sell-this-fall-blog

Here are five reasons listing your home for sale this fall makes sense.

1. Demand Is Strong
The latest Buyer Traffic Report from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing, and able to purchase… and are in the market right now! More often than not, multiple buyers are competing with each other to buy a home.

Take advantage of the buyer activity currently in the market.

2. There Is Less Competition Now
Housing inventory is still under the 6-month supply that is needed for a normal housing market.

This means that, in the majority of the country, there are not enough homes for sale to satisfy the number of buyers in the market. This is good news for homeowners who have gained equity as their home values have increased. However, additional inventory could be coming to the market soon.

Historically, the average number of years a homeowner stayed in their home was six, but that number has jumped to an average of almost nine years since 2008. There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. As home values continue to appreciate, more and more homeowners will be given the freedom to move.

The choices buyers have will continue to increase. Don’t wait until this other inventory comes to market before you decide to sell.

3. The Process Will Be Quicker
Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and much simpler as buyers know exactly what they can afford before home shopping. According to Ellie Mae’s latest Origination Insights Report, the time to close a loan has dropped to 43 days, after seeing a 12-month high of 48 days in January.

4. There Will Never Be a Better Time to Move Up
If your next move will be into a premium or luxury home, now is the time to move-up! The inventory of homes for sale at these higher price ranges has forced these markets into a buyer’s market. This means that if you are planning on selling a starter or trade-up home, your home will sell quickly AND you’ll be able to find a premium home to call your own!

Prices are projected to appreciate by 5.0% over the next year according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

5. It’s Time to Move on With Your Life
Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?

Only you know the answers to the questions above. You have the power to take control of the situation by putting your home on the market. Perhaps the time has come for you and your family to move on and start living the life you desire.

Looking for Your Dream Home? Know What You Want vs. What You Need

20170912-Share-STM

In this day and age of being able to shop for anything anywhere, it is really important to know what you’re looking for when you start your home search.

If you’ve been thinking about buying a home of your own for some time now, you’ve probably come up with a list of things that you’d LOVE to have in your new home. Many new homebuyers fantasize about the amenities that they see on television or Pinterest, and start looking at the countless homes listed for sale through rose-colored glasses.

Do you really need that farmhouse sink in the kitchen to be happy with your home choice? Would a two-car garage be a convenience or a necessity? Could the ‘man cave’ of your dreams be a future renovation project instead of a make-or-break right now?

Looking for Your Dream Home? Know What You Want vs. What You Need

The first step in your home buying process should be getting pre-approved for your mortgage. This allows you to know your budget before you fall in love with a home that is way outside of it.

The next step is to list all the features of a home that you would like, and to qualify them as follows:

  • ‘Must-Haves’ – if this property does not have these items, then it shouldn’t even be considered (ex: distance from work or family, number of bedrooms/bathrooms).
  • ‘Should-Haves’ – if the property hits all of the ‘must-haves’ and some of the ‘should-haves,’ it stays in contention but does not need to have all of these features.
  • ‘Absolute-Wish List’ – if we find a property in our budget that has all of the ‘must-haves,’ most of the ‘should-haves,’ and ANY of these, it’s the winner!

Bottom Line

Having this list fleshed out before starting your search will save you time and frustration, while also letting your agent know what features are most important to you before starting to show you houses in your desired area.

Homeowners: Do You Know Your Home’s Value?

20170906-Share-STM

The latest edition of CoreLogic’s Home Price Index shows that nationally, home prices have appreciated 6.7% over the last year and 0.9% month-over-month. The release of the report included this headline,

“National Home Prices Now 50% Above March 2011 Bottom”
The real estate market has come a long way since 2011, which is great news for homeowners!

Nearly 79% of homeowners with a mortgage in the US now have significant equity in their homes (defined as over 20%), according to the latest Equity Report. The challenge is that not every homeowner knows how much their home’s value has appreciated.

Homeowners in Denver, CO lead the way with 8.7% appreciation over the last year, while owners in Washington and Utah have experienced a 3% increase in values since the start of this year!

Nationally, CoreLogic forecasts that home values will increase another 5.0% by this time next year.

Bill Banfield, VP of Capital Markets at Quicken Loans, recently explained the importance of knowing the conditions in your area,

“With home values constantly changing, and the rates of change varying across the country, this is one more way to show how important it is for homeowners to stay aware of their local housing market.”

Number of Buyers Putting Down Less Than 10% Hits 7-Year High

 20170830-Share-STM

According to Black Knight Financial Service’s Mortgage Monitor Report, 1.5 million Americans have purchased a home with down payments under than 10% over the last 12 months. This is great news for buyers as this marks a 7-year high.

Many mortgage programs offered by agencies like Freddie Mac and Fannie Mae allow buyers to put down as low as 3% to purchase their dream homes. The strength of the housing market has aided buyers who used low-down-payment programs to buy. As a recent CNBC article points out,

“Defaults on recent low down payment loans, so far, are slow, but that is as much a factor of the good credit quality as it is the strength of the housing market. Home prices are rising incredibly fast, meaning those borrowers are gaining equity in their homes quickly.”

Low down payments aren’t just great for first-time homebuyers. These programs have allowed homeowners who want to capitalize on the equity they have in their homes to use the profit from their sale to pay off high-interest credit cards, fund education or even start a business.

According to a new Census Report, the Annual Survey of Entrepreneurs, home equity was used to start 7.3% of all businesses in the United States, which equates to over 284,000! The industries that saw the most growth from home equity are accommodation & food services, manufacturing and, retail trade.

Bottom Line

Gone are the days of ‘20% down or no mortgage.’ What could you build with the equity in your house? Let’s get together today to evaluate your ability to achieve your dreams today!

A New “Sign” in the Neighborhood?

HGTV_STE-real-estate-price-reduced_s4x3_jpg_rend_hgtvcom_1280_960-1024x768

A New Sign?

There may be a new sign in the Dallas real estate market… “Reduced”. According to the Dallas Morning News and Redfin, reporting on the summer trends in the Dallas market, more than 14 % of homes for sale in the Dallas market have prices that have been reduced since being listed. According to the latest Market Condition Reports that we watch closely, the price appreciation rate is slowing in many areas.

What does that really mean? While we are still seeing price increases over last year, sellers are cutting prices to get their homes sold, and doing so quicker and more often. Continuing at this rate could mean that prices flatten out. The market in Dallas is still very strong, but many sellers may have gotten ahead of the market and will likely rethink their pricing as we move to a more balanced market.

Sales of pre-owned homes during the first 6 months of 2017 are up about 5% over the same period in 2016, and 2017 will be a good year for real estate in Dallas. But keep your eye on the market for possible changes ahead in 2018.

Are you curious about the market condition of the area where you live?

The Indigo Skye Group can provide you with grass-roots level market conditions that will keep you informed.  See the report below for the Highland Park area:

How to Create the Perfect Dorm Room (Without Going Broke)

dorm_room

As September hurtles towards us, thousands of teenagers across Texas are frantically dashing to The Container Store and Target to stock up on college essentials. The shopping list can be a tad bit overwhelming, covering everything from basics like bedding to fun knick knacks that can make a bare bones dorm room feel like home.

If you’re not careful, that list can start to feel like a monster looming over the last days of summer. Don’t let that happen! Here are a few tricks that will help bring a dorm room together, plus save your money (and possibly your sanity).

Create a Comprehensive List (Include Prices!)

First things first: You have to figure out what you need. There are several helpful checklists online, and those can provide a great structure to start with. However, I’d recommend making your own list to feel truly on top of things. Not everyone needs the same things, and your dorm room might have different rules or requirements. Once you’ve created an exhaustive list, write down a ballpark price next to each item. This will help you formulate a budget and stick to it as you toss various items in your cart.

Pick a Color Scheme and Run With It

With so many adorable setups being advertised in every store, it’s difficult to decide exactly what design you want your dorm room to embody. Before you head to the store and pick out a bunch of items that don’t match at all, pick two to three colors and stick with them. Trust me, it’ll make picking out everything from shower caddies to throw pillows so much easier. Can’t choose what colors you want? Start by deciding on the bedding you like and take it from there.

Decide What to Put on the Back Burner

Believe it or not, you don’t have to show up to college with everything on your list checked off. In fact, it’s often a good idea to hold off on some things. Not sure how many posters you can fit on your wall? Don’t buy them all until you can measure the space. Wondering if others will try to fit a couch in their room? Don’t purchase one until you know if that’s what you want. Not only will holding off save you some return trips, but it will also keep you from breaking your budget.

Coordinate With Future Roommates

If you can, reach out to your new roomie and ask them a few questions. Who should bring the mini fridge? Does he/she already have a TV? By communicating, you can save yourself a lot of hassle and money. Plus, if you care about color coordination, you can make sure you’re on the same page with your dream dorm design.

Now take a deep breath and tackle the list! Before you know it, you’ll be moved in and enjoying a dorm room that makes college feel like home.
